Medium Term Housing Rentals near Huonville, Tasmania
50 minutes south from Hobart

 Self contained studio apartment or family house, medium term accommodation. Four weeks minimum. Available from 1 May to 22 December , subject to availability. Prices from:
  • Studio including first one person $400 per week (2022 prices)
  • Two bedroom house including first 2 people $500 per week (2022 prices).
For people who prefer to live in nature, this can be a great medium term home while you are building your own home nearby or waiting for a permanent rental. Close enough to Hobart for daily commuting, but surrounded by forest and wildlife without cages.

NOTE: You cannot book less than 2 days in advance nor arrive or depart on a weekend.
Email us at info@huonvalleyescapes.com.au :
  1. Your preferred arrive and depart date. You can reserve any length of time until end December.
  2. Advise number of people, optional inclusions.
  3. When we receive your request, we will check availability, and get back to you with total price including: the amount due per week for the entire reserved period, mandatory amounts being $500 bond plus $200 conversion fee, plus the first 4 weeks rent.
  4. We will then request payment details etc and make your booking.

People left homeless, forced to camp in tents and cars in abandoned areas.	  10 - Crisis housing assistance organisations are forced to spend their limited budgets renting tourism properties for homeless people to live.

Standard inclusions

Our cabins have been setup principally for self contained tourist accommodation. As such, these rentals are governed by various council and state tourism rental regulations, not the Tasmanian Residential Tenancy Act. Facilities that we provide include:
  • Queen bed for each 2 people (extra singles available)
  • Sofa, dining table, cookware, utensils, crockery, cutlery, gas range, refrigerator
  • Indoor shower and toilet, outdoor bath
  • Car parking for one vehicle per person maximum.
For these heavily discounted medium term rentals, we do not include:
  • Bedding (beds and mattresses are provided)
  • Cleaning (We can do cleaning as you request for $35/hour)
  • Firewood (We can provide firewood for $150 per ute load, approx 0.75 tonnes)
  • Gas (We can provide gas at $140 per bottle)
  • Television, WiFi
Rent Payment Terms and Fees:
  • There is a once off setup fee of $200 to convert the cabin from tourist use to your use and conversion back to tourist use after your stay. This means that longer stays are more efficient than shorter stays.
  • Minimum period of 4 weeks.
  • There is a bond of $500.
  • Rent is paid 4 weekly, at least 1 week in advance.
  • You can reserve forward weeks for $50 per week, non refundable deposit. This amount is deducted from each payment.
Example for a studio for 12 weeks at $400/week:
  • to reserve a 12 week period, you pay $600 of weekly deposits, $500 once off bond, $200 once off conversion fee = total $1300
  • At least 1 week before checkin, you pay the first 4 weeks rent of $1600 minus the 4 x $50 weekly deposits = $1400.
  • Day One, checkin
  • Day 21, next 4 weeks rent is due, minus the deposits = $1400
  • Day 49, final 4 weeks rent is due, minus the deposits = $1400
  • Day 77, no rent is due as you are paid in advance
  • Day 84, depart.
  • Post departure inspection, receive bond refund $500, subject to bond refund conditions.
  • Total cost is $5000

Special Eco Facilities

These eco-cabins include many sustainable features:
  • Electricity for lights and music is 12 volt solar and is somewhat limited. There is USB outlet for charging small devices. If you want unlimited 240 volt electricity, you can provide your own generator or we can provide one at extra $42/week. You will need to supply your own fuel.
  • Heating is by wood fired, slow combustion heater. You can bring your own wood or we can supply for $150 per ute load. 
  • Dry compost toilet with urine separator. We will service the toilet provided that you operate it correctly. Correct function of the system requires minimising liquid in the compost chamber. This requires a simple, water only, cleaning technique that we will teach you when you first arrive. The composting tank will be inspected and photographed before, during and after your stay. If the compost process fails during your stay, you will be charged extra for the specialised disposal required.
  • This is a private habitat reserve. Non-native animals, injury to animals and damage to vegetation are prohibited.
  • Privacy and tranquility are protected by 4km of narrow, winding gravel road, steep in places. Our own main car is a Hyundai Getz( front wheel drive, small engine, 2 doors, highway tires) You do not need 4WD but you do need good tyres and be confident driving on steep gravel roads. We guarantee that the road will be passable by our own front wheel drive car. There might be rare occasion (there have been about 8 days during the past 14 years) when the road is not passable, eg heavy snow. For any such day, we will refund that day's rent.
  • The village is principally setup as tourist accommodation for people who are seeking tranquility and nature. Maximum allowed noise measured at 50 metres from your building is 10 dba. No noise after 10 pm.
  • You may have day visitors but the maximum cars is limited to 1 per resident. Overnight visitors are permitted at an additional cost of $10 per person per night.
  • You may use a curtlege of 15 metres around your building.
  • Outdoor baths must be emptied immediately after each use. Water left in bath more than 15 minutes unoccupied will result in immediate eviction without refund.
Bond Conditions:
  • Bond will be returned within 1 week after departure, subject to the building and included items being in a fit state for 4 star tourism accommodation and in a similar condition to when you arrived, subject to fair wear and tear.
  • The $200 once off conversion fee covers maximum of 3 hours cleaning after you depart. If we need to spend more time, repaint, shampoo carpets etc, that will be charged at $35 per hour plus materials and trades costs.
  • Injury to plants or animals will result in instant eviction with no refund.
